Local developers finding success in Walnut Hills

This article explains how two Cincinnati-native developers turned their desire to keep people in the city into a successful business model. Mike Boyer of the Enquirer writes
WALNUT HILLS - Sales at The Gates of Eden Park condominium-conversion project have been so brisk lately that developers are moving ahead on a second, larger phase. Developers Ed Horgan and Al Merritt expect to acquire buildings on the east side of Eden Park in August for phase two, which calls for 150 units selling from $99,000 to $350,000.

The proximity to downtown, Eden Park and Mount Adams are among their selling points. Horgan and Merritt, Cincinnati natives, said they began doing condo conversions when they kept losing the best tenants from their apartment buildings. "We wanted to do something that would keep people in the city,'' said Horgan.


This is a fine example of the kind of community-conscious development that is good for neighborhoods and good for the economy.

it looks good on the surface.. but once you take a deeper look, it may not seem like such a good thing.

while it entices prospective residents who 'have money' .. it displaces folks who have lived in the area for years and 'rookwoods' them out of house and home.

the developers for these projects haven't gone the legal route yet, but they have made it extremely difficult for current residents to get fair market value for their homes, should they decide to leave on their own.

with the new development, property value of the surrounding homes stands to increase somewhat dramatically.. but that does absolutely no good when you are made one offer from developers, far below market, then when the resident tries to sell the property on their own, you swoop smack into the middle of the bargaining table and leave open-ended presents that leave the longevity of the property up in the air to prospective buyers.

its either 'sell it to us' or 'you cant sell it'

in addition to the good old 'conspiracy theory' prattle, take a look at the surrounding area's infastructure, in particular.. the roadways. the 4 total lanes of kellog avenue can barely stand the volume of traffic now from eastsiders escaping the city after work monday through friday. access to i-275 by riverbend during the weekdays is difficult as is and don't even think about going towards the city or across 471 into kentucky unless you like sitting in standstill traffic.

its good that developers are making a concerted effort into drawing business-type folks back into the city, however i don't think they put enough effort into researching WHERE they hang their flypaper.

The builder is a HUGE pain - lies to the buyers & takes forever to finish properties.

No one in any of his buildings has an easy task in getting their units in good shape.

this developer is developing this section of Park and leaving the aftermath of the trash evacuated from this site for 4 months in another area of Walnut Hills. take a drive in the 2520 block of Park. very unappealing. trash litter and other debris everywhere. no action from the city or them about the many complaints. believe me he would not have been allowed to do this
(he wouldnt have even considered it) in some of the other 52? neighborhoods. and now they want to block Cross Lane from through traffic to deter crime. you dont block crime you fight crime. the developers positions is creating a Class war.
do you think because you live in the low income section of Park, anthying goes. Sorry partners, my zip code is low not my IQ.
clean that mess up, its been four months, it is a hot bed for trash, litter, rodents and other two legged animals that believe no one cares. DUMP on someone else.

ed horgan is the ultimate con man......he is deceptive and fraudulant and the city should take aay his ability to build......a crook and con

Ed Horgan has deceived many long time residents of the Walnut Hills/Eden Park area apartments on Park Avenue and nearby intersections. He has also deceived others into renting into units going condo/construction. Many, many unhappy folks are walking around the area in disbelief. Alot of shaken-up middle class, displaced people are quickly moving to the next place, hoping Ed Horgan won't gain title to the next dwelling they inhabit. They have many untold storys about the unpleasant eruptions and interuptions that this developer has left in his wake. What's next? Howard Ain?

i have experienced the deception and wrath of ed horgan firsthand.im glad to be out of edville and hope his greedy projects dont destroy the beauty and diversity that i knew walnut hills to be. i despise him as a person and all that he stands for, as he cares not a whit for anything or anyone but himself. fall flat on your face,you deserve nothing else.

I currently rent from this SLUM LORD (Edward Horgan)he also uses the name Ed Morgan. This guy and his multiple company's MMM, RGM, My Campus Apartment, Campus Management, LTR Management. It's all a scam. While I have lived in his DUMP I've got roaches and bed bugs. The water and trash bills NEVER get paid. And out of the 6 mnths I've lived here the water has been off 6 times!!!Other residents have had to call the city inspector becasue of dangerous living condition. The goodnews is his smoking crack and pot have caught up to him and the last I seen him he was hooked up to oxygen and smoking some dank.
